What to look for in this work
Waterproofing you will never see
Every shower here was built with a waterproof membrane over a correctly sloped substrate, with sealed penetrations at the drain and valve. It adds $2,500 to $5,000 over a minimum-code installation and it is the single most common failure point in bathrooms built to a price. A leak found three years later costs many times the membrane.
Tile set for the pattern, not just the material
Large-format porcelain needs a genuinely flat substrate and a levelling system to avoid lippage between tiles. Herringbone and mosaic layouts take three to four times longer to set than a straight stack. Look at the grout lines where a wall meets the floor and where tile turns a corner.
Vanities built to the wall
Stock vanities come in fixed widths and leave dead space at one end. The vanities here were measured to the actual opening, with drawer banks notched around the plumbing rather than a false front hiding an empty cavity behind.
Ventilation sized to the room
Every bathroom in this collection has a fan sized to room volume and fully ducted to the exterior, not into an attic. Undersized or unducted fans are why bathrooms grow mould, and correcting it afterward means opening a finished ceiling.
