What to look for in this work
Structure, handled properly
Where a load-bearing wall came out, it was done with engineered drawings, a permit, temporary support, and a beam sized for the span. That work typically adds $8,000 to $25,000 before anything visible is installed, and it is the part that is impossible to correct later.
Old houses, found conditions
Several of these homes predate 1990 and needed electrical brought to current BC code, asbestos tested and abated, or plumbing replaced. We inspect and test before quoting so these appear as line items rather than mid-project surprises, which is what the 15 to 20% contingency is actually for.
One trade sequence, not a relay
At this scale the schedule is the product. Framing, mechanical, insulation, drywall, millwork, tile, and finishing each have to land in order, and a week lost early compounds. These projects were run by one team from demolition through final walkthrough rather than handed between subcontractors.
Finishes carried through the whole house
Look at how trim profiles, door hardware, and cabinetry finishes repeat from room to room. Renovating a house one room at a time over years tends to leave a collection of decisions. Doing it as one project is what makes a house read as coherent.
