Vernon's established neighbourhoods hold some of the valley's best character homes, and character deserves careful hands. Whether it is an East Hill home that needs a sensitive modernization or a lakefront property at Okanagan Landing ready for a full transformation, we manage design, permitting with the City of Vernon, and construction end to end.

Vernon has the oldest housing stock of anywhere we work regularly, and East Hill in particular holds character homes from the 1910s through the 1950s. These are rewarding projects and they are not cheap ones. Knob-and-tube wiring, undersized electrical service, galvanized supply plumbing, and asbestos in flooring and drywall compound are all common. Budget realistically: electrical upgrades run $1,500 to $4,000, plumbing replacement $3,000 to $12,000, and asbestos abatement $2,000 to $10,000. We hold 20% contingency on homes of this era rather than 15%.

The trade-off is that character homes reward careful finish work more than anything newer. Original trim profiles, plaster detailing, and door hardware from that period are worth reproducing rather than replacing, and where a profile is no longer manufactured we have a knife cut to match. This is the kind of work that makes a modernized 1920s house read as original rather than renovated.

Okanagan Landing and the newer lakefront and hillside properties are a different project entirely: structurally current, and usually about kitchens, ensuites, and millwork rather than remediation. Because Vernon is 45 to 55 minutes from our shop, we schedule these in longer continuous blocks with trades staged tightly, which keeps a North Okanagan project moving at the same pace as one in Kelowna.
